Buying in Waterford

The Waterford Community

Nestled in the Southern Appalachian Mountains of western NC, Waterford Place is a 66-acre community of individually owned houses, townhouses, and condominium apartments located at the edge of the city of Brevard. Take a stroll or drive five minutes and you’re in the heart of Brevard’s vibrant downtown. Also at your doorstep are the renowned Brevard Music Center, Brevard College, and the Bracken Preserve’s hiking and biking trails. Waterford truly combines the best of scenic seclusion and small town living.

Monthly POA dues of $350 include the use of our clubhouse and pool, landscape and pool maintenance, weekly trash pick-up, water and sewer service, as well as periodic pest inspection, gutter cleaning, road maintenance, and snow removal from roads. As a self-governing association, we rely on your time and talents to help keep things running. Our annually elected Board of Directors and community volunteers coordinate such areas as grounds and utilities—not to mention boosting our fun quotient through a lively social committee.

When working with your mortgage lender you may need to provide a Water Quality Report. Though not mandatory, as of yet, here is a copy of the North Carolina PFAS report on fluorenes in our water system

The Condos

Residents of the 16 condos on Lakeview Court belong to the WPPOA as well as their own Waterford Place Condominium Association, and pay assessments/dues/fees for services from both associations. WPCA employs a Property Manager and also has a Board of Directors.

In addition to the Waterford POA monthly dues, condo residents pay a Waterford Place Condominium Association quarterly fee of $214.50. A one-time new buyers entrance fee equal to the current quarterly WPCA assessment is added to your first quarterly assessment and goes into WPCA reserve funds. Annual condo insurance costs $507.
